Lectures on the Principles of Political Obligation

Author : Thomas Hill Green

Book Summary: The present work is Thomas Hill Green’s account of his conception of ‘the common good’ and its importance in determining a set of criteria that will give us the means to evaluate the conduct of political establishments. The principles of political obligation are all founded on this attractive idea of a common good, and Green is able to apply his principles to a wide range of matters from land law to personal freedom. How well the book succeeds in convincing the reader that a common good ought to act as a basis for evaluating the role of political establishments may be unclear. But there can be little doubt that the work is one of the most important contributions to political philosophy made by any English philosopher, and almost certainly the single most important contribution made by any British idealist. The book has attracted philosophers, sociologists, politologists and others since the day of its appearance, and continues to fuel lively debate today.

Book Summary: #1 New York Times Bestseller “Significant...The book is both instructive and surprisingly moving.” —The New York Times Ray Dalio, one of the world’s most successful investors and entrepreneurs, shares the unconventional principles that he’s developed, refined, and used over the past forty years to create unique results in both life and business—and which any person or organization can adopt to help achieve their goals. In 1975, Ray Dalio founded an investment firm, Bridgewater Associates, out of his two-bedroom apartment in New York City. Forty years later, Bridgewater has made more money for its clients than any other hedge fund in history and grown into the fifth most important private company in the United States, according to Fortune magazine. Dalio himself has been named to Time magazine’s list of the 100 most influential people in the world. Along the way, Dalio discovered a set of unique principles that have led to Bridgewater’s exceptionally effective culture, which he describes as “an idea meritocracy that strives to achieve meaningful work and meaningful relationships through radical transparency.” It is these principles, and not anything special about Dalio—who grew up an ordinary kid in a middle-class Long Island neighborhood—that he believes are the reason behind his success. In Principles, Dalio shares what he’s learned over the course of his remarkable career. He argues that life, management, economics, and investing can all be systemized into rules and understood like machines. The book’s hundreds of practical lessons, which are built around his cornerstones of “radical truth” and “radical transparency,” include Dalio laying out the most effective ways for individuals and organizations to make decisions, approach challenges, and build strong teams. He also describes the innovative tools the firm uses to bring an idea meritocracy to life, such as creating “baseball cards” for all employees that distill their strengths and weaknesses, and employing computerized decision-making systems to make believability-weighted decisions. While the book brims with novel ideas for organizations and institutions, Principles also offers a clear, straightforward approach to decision-making that Dalio believes anyone can apply, no matter what they’re seeking to achieve. Here, from a man who has been called both “the Steve Jobs of investing” and “the philosopher king of the financial universe” (CIO magazine), is a rare opportunity to gain proven advice unlike anything you’ll find in the conventional business press.

Book Summary: Our society increasingly depends on computer-based systems; the number of applications deployed has increased dramatically in recent years and this trend is accelerating. Many of these applications are expected to provide their services continuously. The Service Availability Forum has recognized this need and developed a set of specifications to help software designers and developers to focus on the value added function of applications, leaving the availability management functions for the middleware. A practical and informative reference for the Service Availability Forum specifications, this book gives a cohesive explanation of the founding principles, motivation behind the design of the specifications, and the solutions, usage scenarios and limitations that a final system may have. Avoiding complex mathematical explanations, the book takes a pragmatic approach by discussing issues that are as close as possible to the daily software design/development by practitioners, and yet at a level that still takes in the overall picture. As a result, practitioners will be able to use the specifications as intended. Takes a practical approach, giving guidance on the use of the specifications to explain the architecture, redundancy models and dependencies of the Service Availability (SA) Forum services Explains how service availability provides fault tolerance at the service level Clarifies how the SA Forum solution is supported by open source implementations of the middleware Includes fragments of code, simple example and use cases to give readers a practical understanding of the topic Provides a stepping stone for applications and system designers, developers and advanced students to help them understand and use the specifications

Introduction to Real Estate Development and Finance

Author : Richard M. Levy

ISBN10 : 0429891148

Publisher : Routledge

Number of Pages : 268

Category : Architecture

Book Summary: This book provides readers with a basic understanding of the principles that underlie real estate development. A brief historical overview and an introduction to basic principles are followed by examples from practice. Case studies focus on how cities change and respond to the economic, technological, social, and political forces that shape urban development in North America. It is important to have a framework for understanding the risks and rewards in real estate investing. In measuring return, consideration must be given to both investment appreciation and the cash flow generated over the life of a project. In addition, metrics are presented that can be useful in assessing the financial feasibility of a real estate development proposal. This book also provides an overview of the forces of supply and demand that gauge the potential market for a new project. In determining the size of “residual demand”, estimates for population growth, family formation, and new development are important. All development projects fall under the auspices of one or several jurisdictions. Though every jurisdiction has different rules and procedures, basic knowledge of the planning process is critical to the success of all development projects regardless of location. Furthermore, all projects have a legal component. Basic issues of land ownership, property rights, property transfer, and land registration are reviewed, all of which need to be considered when a property is sold or purchased. This book also provides a primary on the design and construction process. In constructing a building, a team of experts is first required to design the architectural, structural, and heating, ventilation, and air conditioning (HVAC) systems for a building. An overview is provided of each building system: wood, concrete, and steel. Critical to a successful real estate development, project management principles for the processes of design, bidding, and construction are explored, with close attention given to budgeting, scheduling, and resource management. Essential reading for anyone involved in the development of our built environment, this is a must-read introduction for students and professionals in architecture, urban planning, engineering or real estate seeking an approachable and broad view of real estate development and finance.

Book Summary: This Selected Issues paper reviews public expenditure efficiency in Ireland. Evidence suggests that while Ireland is a low spending country, it achieves a generally efficient use of public funds, with some key differences across sectors. Although the overall space for budgetary savings appears limited, further spending efficiency could help contain cost pressures coming from the demographic challenge of an aging population and improve the quality of public services. It could also help rechannel spending toward more productive uses, for instance by increasing public investment relative to current expenditure, and support the competitive position of the Irish economy and its growth potential.
